182 - Monopoly Play Using Delayed Completions

In this month's Deals Deals Deals podcast, our host Mark Barrett introduces our latest guest, Dan Norman. Dan recently made the decision to level up and make the investment in joining the Property Entrepreneur Board after being on Property Entrepreneur Advanced for the last few years. Dan is also the Head of Fundraising for the Property Entrepreneur Get Up Give Back campaign, which has just reached a total fundraising of £500,000 since its inception!!!!

We discuss Dan's long career as a landlord in Birmingham building two portfolios, one with buy to lets where he adds value and then rents out on single lets and a second with Joint Venture partners that is leased out.

Dan details how he acquired the block of eight flats next to one of his buy to lets and how he added value during the delayed completion by refurbishing them so he could increase the rents, allowing him to refinance at better rates and raise more funds with the increase in value and equity.

The same landlord owned the second block and Dan also negotiated the delayed completion on that to allow him time to optimise the site and ensure it had all the correct certification.

This has the additional benefit of a profit play, with the potential of development at the rear with an estimated GDV of £1.3m and potential 20% profit margin. Dan is currently going through a Pre App for an additional 3200 sq ft and 6 flats.
