Raw land has a very different cost structure. There are no tenants, no toilets, no roofs, no HVAC, no unit turns, and no traditional property management. But land is not risk-free. Investors still need to understand access, utilities, zoning, flood zones, wetlands, title, pricing, buyer demand, and exit strategy.
