In this month's Deals Deals Deals podcast, our host Mark Barrett introduces our latest guest, David France, to go through his property journey from being a joiner to becoming a Property Entrepreneur.

Dave is based in the Lake District and has been in property for 10 years. He joined Property Entrepreneur last year to level up his business and has just joined the Property Entrepreneur Advanced program.

Dave discussed his initial property investment which uncommonly was a lemon before he invested in property education. He now operates a highly leveraged business working from home with 40% + profit margins with his team working remotely so that he can do the school run with his children – a great example of Life By Design.

The 3 deals that we discuss are:

Deal 1: The Slough Auction Flip

• A flat with a short lease that was unmortgageable.

• Bought for £50,000 cash

• Value created through sec 42 notice served on freeholder

• Sold at auction for £90,000 + £5000 buyer fee

• Profit £45,000

Deal 2 : Assisted sale of Block of 6 Flats in Yorkshire

• Sold for £300,000 with £10,000 seller fee and £9,000 Sourcing fee

• Profit £19,000

Deal 3: Portfolio sale 20 Houses on the North East

• Sold on a 10% yield to a fund in London for £1.3 million, fee £39,000

• £103,000 total fees
