For home buyers, this episode has some very practical advice about how to approach making an offer depending on which of the top 2 scenarios you are in.

#1: First weekend on the market: Anything can happen and a very careful and intelligent approach is necessary if you want a shot at getting that home. The market has slowed, but there are still way more buyers than sellers and it could be competitive.

#2: NOT the first weekend on the market: If the home is still active by Wednesday after the first weekend… the game has CHANGED. You are not competing with other buyers - and that is a big deal. The more time goes by…the longer that home sits on the market without offers…. The more leverage you have to negotiate.

Wrapping Up: You need to be working very closely with your realtor so that they can help you evaluate the situation when you find the right home. That way, you know what to expect and what you're up against. Then you can make a confident decision.
