How does an OB-GYN earning a fairly typical physician income build a net worth of more than $20 million?

In this episode of the Milestones to Millionaire Podcast, Dr. Jim Dahle talks with Carlos, an OB-GYN who has spent 25 years steadily building wealth through disciplined investing, consistent saving, and thoughtful real estate investments.

Carlos explains how he and his wife started by saving roughly 30% of their income and investing in broad stock market index funds. As their career progressed, they expanded into commercial real estate, purchased medical office buildings, and eventually added short-term rental properties to create additional cash flow.

One of the biggest milestones came after refinancing their home in 2011 and using $100,000 to purchase a Florida foreclosure near the bottom of the housing market. Through appreciation and multiple 1031 exchanges, that investment ultimately grew into approximately $3.6 million while allowing them to defer capital gains taxes.

They also discuss balancing a portfolio between equities and real estate, using leverage responsibly, building income-producing properties, estate planning, and preparing for retirement after decades of disciplined investing.
