Why Insurance Keeps Denying Roof Claims | Brad Strawbridge

Why Insurance Keeps Denying Roof Claims | Brad Strawbridge

Insurance carriers used to approve roofs on a phone call. Now they're denying legitimate claims, and Brad Strawbridge explains why that flipped.

Five to seven years ago a wind-creased shingle got you a new roof. Then enough contractors figured out how easy that was that some of them started manufacturing the damage themselves, and carriers ran sting operations to prove it. Brad's read on where that left everyone: the correction went too far, and now homeowners with real damage are getting denied or worn down. His multifamily and commercial clients get something worse, notices pulled off historical satellite imagery telling them to replace a roof in 90 days or lose coverage, with nobody ever visiting the property.

Jeannie Sekulow Posner is an award-winning Metro Atlanta REALTOR known for her negotiation skills and her data-driven read on the local market. She brings this one to first-time homebuyers, homeowners weighing a flip, and sellers finding out mid-deal that some carriers now prorate replacement cost once a roof passes ten years. Between her Atlanta client work and Brad's residential and commercial operation across four markets, the conversation lands on what a roof actually costs you and how long it should have lasted.

What You'll Learn

  • Double the life of your roof with the twice-a-year schedule almost no homeowner gets offered

  • Take a repair or a life extension instead of a full replacement and keep the difference

  • Vet a roofing contractor before you let anyone up on your roof

  • Push back on a coverage threat built from satellite imagery instead of a real inspection

  • Build a photographic paper trail that still holds up ten years after your roof goes on

  • Read a roof properly before you close on a home in the Atlanta housing market

  • Catch the attic and ventilation problems standing between you and a healthy home

  • Pick insulation that supports green living instead of cutting your roof's life in half
