Vera Blouin designs homes around spatial psychology, the study of how a space shapes your routines, your sleep and your relationships without you ever noticing it happening. Her read on what COVID did is that it forced a pause, and in that pause people finally saw the friction points they had been living around for years. The bedroom that was never actually a sanctuary. The layout with nowhere to close a door. Most of them went to Pinterest looking for a finish when the problem was structural.

Jeannie Sekulow Posner is an award-winning Metro Atlanta REALTOR known for her negotiation skills and her data-driven read on the local market. She brings this one to first-time homebuyers, families weighing a move, and clients rightsizing out of 3,500 or 5,000 square feet into 1,800, who assume the furniture will come with them and work. Between her Atlanta client work and Vera's room-by-room diagnostics, the conversation lands on how to tell whether a house will actually hold your life before you buy it.
