She and her husband Guy both spent years at Microsoft before deciding real estate was the retirement plan that made sense to them. The properties came with beautiful pro formas. Her line for what happened next: "never met a pro forma." When she finally went through every transaction, she found inflated repair and maintenance charges and a travel nurse in a unit that should have held a long-term tenant. So she took over the work herself, and later built the service she wished she could have hired.
