133 - How to Earn £100k + Profit On One Leased Property

In Property Entrepreneur, we talk about the wealth hierarchy of cash flow, then profit, then assets and this is a great example of a cash flow business.

If you are looking to replace your income from your job or just increase your cash flow, then listen to how Property Entrepreneur Jay Chaharn and his brother, Raj, executed this crest-of-a-wave niche strategy. This is one of the examples that Daniel Hill gave as a cashflow strategy and we go through in detail how they have grown this business using other landlords' properties.

We get all our Property Entrepreneurs to do a Wealth Dynamics test so that they know their strengths and weaknesses and who are the best profiles to work with them. Jay is a Creator Mechanic and his brother is a Tempo which is a great combination.

Jay shares who their ideal landlord to work with is, called their avatar, and who they then targeted. They started out by securing five properties from one landlord, which based on their average profit, would provide over £3000 pm profit and enough for a lot of people to live off.

Jay discusses how just one property provided £1,800 pm profit which over the 5-year period of the lease equates to £108,000.

In the last 2 years, they have taken on 21 properties (mostly ex-student HMOs and some Buy to Let properties) on long-term leases and then leased these out to companies who use them for a range of tenants, including asylum seekers, the homeless, those with specialist needs etc.

The other benefits are that there are no bills, no voids, and no tenant-find fees.

The numbers:

  • 123 units / 21 properties

  • £15,000 gross profit

  • Average profit per property = £700 pm +
